Energy Performance Certificates (EPCs) tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). They’ll tell you how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be.
An EPC also includes information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating. Even if you rent your home, you could still implement some improvements noted on the EPC, such as switching to more energy efficient light bulbs.
EPCs are valid for 10 years from the date of issue.
Your property’s EPC needs to be available to potential buyers and tenants as soon as you start to market your property for sale or rent. You must get an approved domestic energy assessor to produce the EPC. If you’re buying or renting a property, an EPC allows you to compare the energy efficiency of different properties easily. You also require an EPC for a remortgage and to gain access to any grants.
An EPC also highlights the energy efficiency improvements you could make, how much they will cost, and how much you could save. This can be useful when looking to improve your current property, or if you’re looking to buy and improve.
Bear in mind that any figures for energy use and potential savings are for a typical household in that property – they’re not tailored to you, your family or housemates, or your lifestyle.
If you do implement any of the energy efficiency recommendations outlined in your EPC, you may wish to get a new EPC to include these improvements.

If you are looking to market your property, for either sale or rent, then you are legally obliged to have a valid energy certificate. This applies to both residential and commercial buildings. Recent changes in legislation mean that you now need a certificate even if you already have existing tenants already in place.
The key factor in determining the EPC Certificate cost is size. The larger the property, the higher the cost of the report will be.
Each property is graded on the level of energy efficiency. The ratings are scored from A-G, with A being the most efficient and G the least. The higher the rating of the building, the more energy-efficient it is and the lower the bills will be. The current average rating for UK homes is D-E.
The energy assessor will need access to all rooms so they can accurately measure the property and examine the necessary items such as the type of glazing and material of the window frames, heating and cooling systems, presence and levels of insulation in the floor, walls and roof, the hot water system and lighting. This data is then used to calculate the current level of energy efficiency, as well as the potential rating.
If you are looking to sell your property then you cannot ‘fail’ the inspection. However, for those looking to rent a property then, as of April 2018, you are unable to move new tenants in unless the property has a minimum efficiency rating of ‘E’. From April 1st, 2020, this was extended to cover all existing tenancies as well.
Many of the measures that are recommended by the Energy Performance Certificate can harm the authenticity of listed buildings. If you’re not willing to spend a lot of money on double glazing or insulation, there are other ways to improve the structural integrity and aesthetics of a listed building. Some of these include installing a low-carbon energy source, as well as having a more efficient boiler.
